Why Asphalt Cracks and Why It's Harmful

Natural ground movement and temperature-based contraction and expansion can cause asphalt pavement to crack; forming cracks in asphalt surfaces.

Once a surface crack has reached full depth, water will be more likely to channel into and damage the base and sub base supporting your asphalt.

If not promptly and regularly addressed, water penetration can cause pavement cracks to spread rapidly, leading to alligator cracking, settling, pothole formation, and ultimately asphalt systems failure and a liability to the owner. Not to mention it can be quite the eyesore!

Utah Crack Sealant material you can depend on

Effective crack sealing starts with a good sealant. The asphalt crack sealing product we use is an industry leading brand called Elastoflex. It’s manufactured by Maxwell Products, here, locally in the Salt Lake Valley.

Our crack filler and joint sealant is a hot rubberized asphalt sealant material. Once injected in to cracks and allowed to cure, Elastoflex is specifically engineered to stretch with your pavement and keep up with Utah’s highly versatile climate and thermal expansion/contraction rate.

Existing crack too big to traditionally seal? For larger cracks, we also use a Maxwell product called Gap Mastic. This sealant is a filler designed specifically for sealing off wider cracks in the pavement surface.

Need to Fix big or Extensive Asphalt Cracks in Utah?

When asphalt cracks are too extensive to be effectively sealed off with hot applied crackseal, special Mastic sealants, routing, or asphalt crack repairs may be needed.

FAQ: Utah Asphalt Crack Sealing

Here are a few frequently asked questions that customers have about our Salt Lake City, Utah crack sealing company and services.

Asphalt cracks left untreated lead to the deterioration of the adjacent pavement. Performing asphalt maintenance like crack sealing saves money over time.

Read more: Why Asphalt Cracks Form (And Why You Should Seal Them ASAP)

It is important to first seal asphalt cracks as soon as they begin to appear in the asphalt structure, whether its a driveway, road, or asphalt parking lot. A full crack seal should bridge the width of the crack. Once that seal is broken, the crack should be resealed.

In Utah, where the thermal expansion/contraction cycle is more extreme, a reasonable crack seal schedule would be to reseal about every 18 months to two years.

Our professional estimators can help you come up with a maintenance plan customized to your pavement’s condition and needs.

The process for sealing asphalt cracks starts by removing any weeds or debris.
Next, the crack seal material is heated to approx. 350 to 400 degrees Fahrenheit in a kettle designed specifically for the material. The material is pumped through hoses to valve-controlled wands that are operated by hand by our skilled technicians. The wands inject the heated material into the cracks until filled and the surface is smoothed over and flattened by specially designed steel cups at the base of the wand.

If an asphalt crack is particularly narrow and deep, the material will sometimes sink and need to be sealed a second time to ensure the crack width is fully bridged by the material. The pavement crack sealant is then allowed to cool and set up over the space of 30 to 60 minutes before the area can be reopened to foot and vehicle traffic. Higher ambient temperatures may require longer set up time.

There are many variables that determine how long asphalt crack sealer will last, such as: the condition of the pavement, the severity of the freeze/thaw that year, the frequency of snow plowing etc. But a good crack seal should last you a minimum of one year, usually closer to 18 months to 2 years.

No. Elastoflex is designed to resist tracking and pulling up.

Tips that can help are first, to allow the product to fully cure and set up before allowing traffic onto the area and second to avoid using power steering when stationary or in contact with the set material, particularly on very hot days.

Yes! Our professional asphalt crack filling and sealing material is of much higher quality than the DIY variety.

Yes, you can. Crack seal and seal coat are two different products designed to perform two different functions. Usually, you’ll want to seal cracked asphalt about twice as often as you seal coat. So you can easily synchronize your pavement crack sealing and seal coating schedules to coincide.

Temperature has very little bearing on crack seal capability.

For asphalt crack sealing, the main consideration is moisture. As long as the asphalt’s surface and the crack itself are dry, then the crack sealer will be able to bond and adhere to the pavement. Oftentimes cracks tend to open up wider when temperatures drop allowing for an even more efficient seal.
