OUR ASPHALT SEALANT PRODUCT

Sealcoating Salt Lake City parking lots and driveways is crucial for maintaining their longevity and appearance. At Superior Asphalt, LC, we use a high-quality emulsion seal coat to ensure top-notch protection.

Our asphalt emulsion sealer is a thick, slurry-like liquid that combines an industry-leading blend of aggregate, mineral fillers, surface active agents, and catalysts. This unique formulation is designed to protect, maintain, and enhance the appearance of your asphalt surfaces.

Seal coat naturally provides a softer and smoother finish than compacted asphalt. Its rich black color fills in the voids between the rough aggregates, resulting in a smooth yet durable texture. It seals in the existing asphalt binder and creates a protective layer against water penetration, oil spots, and other stains.

If you’re looking for even greater durability, we offer an enhanced seal coat product with added polymers for increased longevity at an additional charge. Let Superior Asphalt, LC help you keep your asphalt surfaces in pristine condition with our expert sealcoating services.

Our Utah Sealcoating Process

Asphalt emulsion seal coat is a pavement surface treatment that is applied via squeegee or spray application to both new or old pavement.

First, we clean the pavement surface and remove any weeds or debris.

Next, seal coat material will then be applied in one or two coats with our sealcoating equipment, either spread by squeegee or applied via spray application.

Finally, it needs time to cure overnight, before parking lots can be opened up to traffic.

Sealcoating is the application of liquid seal coat asphalt sealant, which dries as a surface coating to protect asphalt from deterioration and inhibit raveling

Over time and with exposure to certain elements, asphalt breaks down. Sealcoating asphalt adds in lost surface materials, slows oil evaporation and oxidation, protects against destructive elements, and saves money in the long run.

New asphalt should be seal coated within the first 12 months of being installed and then resealed about every three years thereafter in most cases.

If you have waited longer than 12 months before sealcoating driveway, parking lot, or other asphalt, or are unsure how to assess the condition and/or plan for your pavement’s care, let us take a look at it for you! Our professional Utah sealcoat, asphalt maintenance, and repair estimators can help you determine a proper maintenance schedule customized to the condition and needs of your pavement.

Our asphalt sealcoating application process begins by cleaning the surface of the pavement area with steel brooms and push blowers. Weeds are removed and debris cleared. If crack sealing is part of your project, then we would typically seal pavement cracks with hot rubberized crack sealant at this time. (Note that crack seal is a separate item and is bid and billed apart from the seal coat.)

Once the surface of the pavement is properly prepared, the seal coat material will then be applied in one or two coats with our sealcoating equipment. Depending on need it is either spread by squeegee or applied via spray application.

The product will then need adequate time to cure out and properly set before reopening back up to foot and vehicle traffic. Typically the area will be ready to open to traffic the morning after the seal coat is completed.

Please note that due to the softer nature of the material, you may notice scuff marks or tire tread marks upon reopening. Don’t be too alarmed, those marks are normal and will be most pronounced in the first few weeks after application, they will eventually blend in over time. To minimize the frequency of those scuffs, drivers will want to avoid turning vehicle wheels while stationary on new seal coat.

A standard seal coat should last between three and five years; however, it is important to note that the material’s life will mirror the quality and condition of the asphalt structure to which it is applied. When you seal coat asphalt, the better the quality and the condition of your pavement, the longer the coating will last. That’s one reason why sealcoating new pavement within the first 12 months and following an asphalt resealing and maintenance schedule is so vital. Extreme weather conditions also impact the life of a seal coat.

Additionally, using the enhanced polymer product can extend the life of the seal coat even longer than the standard material.

Sealcoat only treats hairline cracks (very, very small cracks) effectively. Asphalt cracks will need to be repaired or treated with special rubberized crack sealant before a seal coat can be effective.

As long as the seal coat was installed onto a clean, dry surface with adequate temperatures, sun exposure, and cure time, the seal coat will not track, peel up, or flake. The edges of your asphalt are sealed by hand and we do our best to train our employees to keep concrete edges neat and clean.

Yes! Our pavement sealer material is of much higher quality than the DIY variety.

No. It’s not made to be applied hot.

Seal coat should be applied to dry pavement, in 55-degree weather and warmer. It’s also important to watch that nightly temperatures do not reach below freezing during cure time. Sun exposure also greatly helps in the curing process.

Absolutely! As an asphalt maintenance and asphalt coating service provider, we complete hundreds of asphalt sealing projects every year — from smaller residential driveway sealcoating to large, renewable municipal contracts. We do Utah asphalt sealing plus several other states: Arizona, Colorado, Nevada, and Wyoming

We’re here to help Utah sealcoat. If you are unsure about your asphalt’s viability for sealcoating, it would be best to let one of our asphalt maintenance and sealcoating professionals take a look at your driveway or parking lots.

It is important to know that sealcoating driveway and parking lot asphalt is not installing new pavement, nor does it increase the volume of your asphalt by more than 1/8 of an inch. Deteriorated or under-maintained pavement may need a more extensive solution, such as an asphalt overlay, new asphalt, or full patch removal and replacement

Asphalt sealcoat is ideal for many roads, such as HOA, PUD, or private lanes, especially if you have clean or decorative curbing, because many other products such as a type I or type II slurry tend to ravel or leave more of a messy surface over time.

And yes, Superior Asphalt can do several types of Utah sealcoat projects, from private roads to driveways and parking lots.

Slurry is a blanket term referring to several different kinds of products. Emulsion seal coat is one kind of slurry seal and is a material tailored for sealcoating parking lots, residential driveways & HOA or private roads. Other kinds of slurry include Type I, II & III slurry seals; Gilsonite sealer and binder, & fog seals.

Yes. We are more than a sealcoating company. We provide parking lot striping in addition to asphalt sealing services.

Sealcoating covers your whole parking lot with a matte black surface. It covers up any existing parking lot lines. So, fresh parking lot striping is needed to keep your parking lot safe and organized after a sealcoating service.
