Our Utah Sealcoating Process
Asphalt emulsion seal coat is a pavement surface treatment that is applied via squeegee or spray application to both new or old pavement.
First, we clean the pavement surface and remove any weeds or debris.

Sealcoating is the application of liquid seal coat asphalt sealant, which dries as a surface coating to protect asphalt from deterioration and inhibit raveling.

Over time and with exposure to certain elements, asphalt breaks down. Sealcoating asphalt adds in lost surface materials, slows oil evaporation and oxidation, protects against destructive elements, and saves money in the long run.
New asphalt should be seal coated within the first 12 months of being installed and then resealed about every three years thereafter in most cases.
If you have waited longer than 12 months before sealcoating driveway, parking lot, or other asphalt, or are unsure how to assess the condition and/or plan for your pavement’s care, let us take a look at it for you! Our asphalt sealcoating application process begins by cleaning the surface of the pavement area with steel brooms and push blowers. Weeds are removed and debris cleared. If crack sealing is part of your project, then we would typically seal pavement cracks with hot rubberized crack sealant at this time. (Note that crack seal is a separate item and is bid and billed apart from the seal coat.)
Once the surface of the pavement is properly prepared, the seal coat material will then be applied in one or two coats with our sealcoating equipment. Depending on need it is either spread by squeegee or applied via spray application.
The product will then need adequate time to cure out and properly set before reopening back up to foot and vehicle traffic. Typically the area will be ready to open to traffic the morning after the seal coat is completed.
Please note that due to the softer nature of the material, you may notice scuff marks or tire tread marks upon reopening. Don’t be too alarmed, those marks are normal and will be most pronounced in the first few weeks after application, they will eventually blend in over time. To minimize the frequency of those scuffs, drivers will want to avoid turning vehicle wheels while stationary on new seal coat.
A standard seal coat should last between three and five years; however, it is important to note that the material’s life will mirror the quality and condition of the asphalt structure to which it is applied. When you seal coat asphalt, the better the quality and the condition of your pavement, the longer the coating will last. That’s one reason why sealcoating new pavement within the first 12 months and following an asphalt resealing and maintenance schedule is so vital. Extreme weather conditions also impact the life of a seal coat.
Additionally, using the enhanced polymer product can extend the life of the seal coat even longer than the standard material.

Sealcoat only treats hairline cracks (very, very small cracks) effectively. Asphalt cracks will need to be repaired or treated with special rubberized crack sealant before a seal coat can be effective.
